What we handle

Insurance claims we manage from start to settlement

Every claim below follows the same rule: you pay nothing unless the insurance company pays you. Inspections are free, and if the honest answer is that a claim isn't worth filing, we'll say so.

Why Lakeland

This is our county, and we know its claims

Lakeland isn't a market we cover from a call center in Miami. It's where we live and work. We know what Milton did to the roofs off Kathleen Road in 2024, why the 2004 storm season still shapes carriers' behavior in Polk County, and why sinkhole questions come up in Mulberry more than they do in Davenport. We know what a shingle roof replacement actually costs from a Lakeland contractor — not what a carrier's national pricing database says it should cost.

That local knowledge is leverage. Insurance carriers settle claims based on the strength of the file in front of them, and a file built by someone who has inspected hundreds of properties in this county — who can cite the weather data for your street and the code requirements for your city — is a file they take seriously.

How it works

Four steps between you and a fair settlement

  1. Free inspection

We walk the property, photograph everything, and give you a straight answer about whether you have a viable claim.

  2. Policy review

We read your actual policy — coverages, endorsements, exclusions, deadlines — so the claim is built on what you're really owed.

  3. Document & file

Line-item estimates, moisture readings, weather data, contents inventories. We file the claim, or reopen it, with a complete file.

  4. Negotiate & settle

We meet the carrier's adjuster at your property, argue the file, and negotiate the settlement. You approve every decision.

Questions Lakeland homeowners ask us

What exactly does a public adjuster do?

A public adjuster is licensed by the State of Florida to represent you — the policyholder — in an insurance claim. We inspect and document the damage, read your actual policy, prepare a detailed estimate, file or reopen the claim, and negotiate directly with the insurance company's adjusters. The carrier's adjuster works for the carrier. We work for you.

How much does it cost to hire you?

Nothing up front, ever. We work on contingency: a percentage of what the insurance company pays, and only if they pay. Florida law caps public adjuster fees — 10% on claims from a declared emergency during the first year, 20% otherwise. If your claim recovers nothing, you owe nothing.

Is it too late if I already filed the claim myself?

No — most of our clients come to us after filing, when the carrier's offer comes in low or the claim gets denied. We can step in at any stage: before filing, mid-claim, after a lowball offer, or to reopen a closed claim within the legal deadlines.

How is a public adjuster different from the adjuster my insurance company sent?

The adjuster your carrier sends is paid by the carrier, and their estimate is the carrier's opening position. A public adjuster is the only licensed professional besides an attorney who can represent your side of a property claim in Florida. Same license exam, opposite side of the table.

Do you handle claims outside of Lakeland?

Yes — we cover all of Polk County and the surrounding area, including Winter Haven, Plant City, Auburndale, Bartow, Mulberry, Lake Wales, Haines City, Davenport, Polk City, Kathleen, and Highland City.
