About Lakeland Public Adjusters

We exist because the claims process in Florida is built around an imbalance: the insurance company shows up with trained adjusters, engineers, and pricing software — and the homeowner shows up alone.

Who we are

Lakeland Public Adjusters is a policyholder-side adjusting practice based in Lakeland, Florida, serving Polk County and the surrounding area. We represent homeowners, landlords, business owners, churches, and associations in property insurance claims — and we never work for insurance companies. Public adjusters in Florida are licensed and regulated by the Department of Financial Services, pass the same licensing exam as company adjusters, and are held to a fiduciary duty to the policyholder.

How we get paid

On contingency, and that's it. Our fee is a percentage of what the insurance company actually pays on your claim — capped by Florida law at 20%, and at 10% for claims filed in the first year after a declared state of emergency. No hourly billing, no retainers, no inspection charges. If your claim recovers nothing, you owe us nothing. The math is simple: we only make money by making your claim bigger than it would have been without us, and the increase routinely exceeds the fee many times over.

How we work a claim

Documentation first. A claim is an argument, and arguments are won with evidence: photos of every damaged surface, moisture readings, certified weather data for your address, line-item repair estimates priced to the Polk County market, contents inventories, engineer and specialist reports when the claim justifies them. Once the file is built, we handle every conversation with the carrier — the inspections, the letters, the phone calls, the negotiation — and you approve every decision before it's made. Nothing settles without your sign-off.

Why Lakeland

Because this is home, and because Polk County generates the kind of claims we know best: hurricane and wind damage from storms that cross the peninsula, summer thunderstorm and lightning losses in one of the most lightning-prone regions in America, water and mold claims accelerated by Florida humidity, and the sinkhole questions that come with living on karst limestone. From the historic districts of Bartow to the brand-new subdivisions of Haines City and Davenport, we've seen how carriers treat each kind of property — and what it takes to get each kind of claim paid.

What we'll tell you up front

Not every claim is worth filing, and not every denial is wrong. If your damage is under your deductible, or your policy genuinely excludes the loss, we'll tell you that at the free inspection and you'll owe us nothing for the honesty. The clients we take are the ones we believe we can genuinely help — that's better for you, and frankly it's better for us.
