We represent the policyholder only. While you keep the business running, we handle the carrier: documentation, estimates, business interruption accounting, and negotiation.

Commercial losses we handle
- Hurricane, wind, and hail damage to commercial buildings
- Roof failures on flat and low-slope systems — TPO, modified bitumen, metal
- Fire and smoke losses, including tenant improvements and betterments
- Water damage from sprinkler discharge, supply lines, and roof leaks
- Business interruption and extra expense claims
- Churches, HOAs, condo associations, and multi-family properties
Business interruption: where commercial claims are won or lost
Building damage is visible; lost income is arguable. Business interruption claims require proving what the business would have earned had the loss never happened — sales records, seasonality, growth trends, continuing expenses, payroll decisions. Carriers routinely undervalue BI because most policyholders can't counter their accountants. We build the financial claim with the same rigor as the physical one, and bring in forensic accountants on larger losses.
For landlords and property managers
If you own rental property around Lakeland — single-family rentals, small multifamily, or student housing near Florida Southern and Southeastern — loss of rents coverage and tenant displacement add layers to the claim. We coordinate documentation across units and keep the claim moving so vacancies don't stretch longer than they must.
Questions about commercial claims
My business is still operating at reduced capacity. Do I have a business interruption claim?
Very likely — partial slowdowns, reduced hours, and lost foot traffic during repairs are compensable under most BI forms. The claim measures lost earnings, not just total shutdown days.
The carrier wants three years of financials. Is that normal?
Requests for financial documentation are normal in BI claims, but scope matters — carriers sometimes over-request to delay. We manage the document exchange so it's sufficient to prove the claim without becoming a fishing expedition.
Our HOA board got a storm damage estimate that seems low. Can you review it?
Yes. Association claims — roofs, siding, screen enclosures, common areas across dozens of buildings — are chronically underscoped. We review carrier estimates for boards at no cost and present findings the board can act on.
